4 things to remember before building a home

You have been dreaming of it for years – the spacious kitchen with an island, beautiful bathroom countertops and covered patio for those summer cookouts. Building a home with all the features you have ever wanted is a big deal! Before diving into the process, it is crucial to take a step back and think strategically.
Choose a location wisely
Selecting a location to build your dream home can be a tough decision. There are so many factors to consider! What school would my children attend? Could nearby commercial development bring unwanted traffic in the future? What is the current crime rate? How much is the HOA fee? We could go on. Before selecting a lot on which to lay your foundation, do your research and think big picture. Doing so will help your family avoid obstacles that could cause you to have to relocate years down the road.

Crunch the numbers

Vet your builder
We may be biased, but we believe that selecting the right homebuilder is the single most important factor when building your own humble abode. Think about it. If you have a builder who does not produce great work, you could experience costly delays and faulty home features that could be financially devastating and negate a profitable resale value.
We encourage our clients to do their research. Conduct web searches of the homebuilder’s name or parent company to read reviews like the ones we feature on our website.
Consider resale value
While you may intend to live in your new build for the rest of your life, unexpected things happen and sometimes our plans do not go as we hoped. When building a home, it is important to consider resale value should you have to put your home on the market in the future.
So, what does that look like? Avoid adding upgrades that will overprice your home for the neighborhood it is in and stay away from features that will not likely appeal to the masses. There are many trendy features out there that will be ancient history when the next best thing comes to light. Take the bait if you must, but know you may have to do some renovating if you have to put your home on the market.
