Lead Multi-Family Superintendent

Objectives:
                     
Safely and efficiently construct high quality apartment development and amenities in accordance with construction documents and company
vision.

Qualifications/Experience

  • Associates Degree or higher in Construction Management, Engineering/Architecture or equivalent (or equivalent experience)
  • 5 years construction experience specifically in multi-family construction required with a minimum of 3 years in supervisory role
  • Mid to high level proficiency with computers, printers, email and Microsoft Office. Experience working with Microsoft Project and other scheduling and construction management programs is a plus
  • Thorough knowledge of construction methods and practices from foundation to building completion and strong background in jobsite safety practices
  • Thorough knowledge of construction documentation/plans with the ability to easily search all plan sets to find any required information to ensure project compliance with overall engineering/design
  • Strong knowledge of building codes and ADA requirements
  • Excellent organizational and time management skills, ability to take initiative, use good judgement, and demonstrate a strong sense of urgency and follow up.

Responsibilities 

  • Prepare and coordinate all construction related project schedules/activities for subcontractors and other individuals/companies associated with the project
  • Supervise overall project safety and ensure all workers on site in compliance with OSHA safety requirements, established project safety plan and recommendations of third party safety consultant
  • Monitor actual versus required performance by all parties and determine whether subcontractors are providing a sufficient workforce and hours of work to achieve performance commitments
  • Walk site daily to engage with subcontractors, answer questions and discover issues requiring attention
  • Enforce  company policy on daily clean up to keep site and buildings neat, safe, and orderly
  • Maintain thorough familiarity with subcontractor/supplier contracts and ensure adherence to individual scopes and requirements
  • Ensure all fieldwork is performed efficiently and to a high standard of quality
  • Schedule deliveries of materials from vendors with adequate lead times to avoid project delays
  • Manage material intake, storage, and distribution to avoid shorted orders, damaged product and loss
  • Schedule required GC inspections, walk with municipal personnel during inspections and ensure any omissions/deficiencies are quickly corrected.

Superintendent - Multi-Family

Reports to:              Lead Superintendent

Objectives:              Manage daily construction activities.

Position Overview:

The role of Assistant Superintendent is viewed to be an entry level role with the intent of rapid growth and continually
increasing responsibility and knowledge in the Multifamily Construction process. The ideal candidate would be a team player with excellent people skills, detail oriented, confident and willing to learn. It is preferred that the candidate have experience in the construction industry with the desire to plant roots and grow along with the Grant Team. General qualifications for this position can be seen below.

Responsibilities:  

Assist the Superintendent in supervising construction personnel to ensure that approved project plans and specifications are followed

Establish and maintain positive and effective relationships and communication with project team, consultants, subcontractors, and municipal personnel.

Promote jobsite safety and encourage safe workplace practices

Walk every building and unit daily to ensure company and project standards are being met

Assist in keeping job-site clean and orderly

Complete general construction touch-up and punch items

Walk completed apartments to prepare, schedule, and supervise final punch lists 



Requirements:

A high school diploma is required. 

Excellent verbal and written communication skills

Self-motivated and able to work with construction team

Positive approach to assigned tasks

Skillful intraoffice communication

Detail oriented and organized

Able to work with deadlines

Able to multi-task


Experience:

2-3 Years in the Construction Industry preferred

Home Builder

Building new homes for families is one of the most rewarding jobs and we need another Builder to add to our Construction Team!

Responsibilities:

1.  Ensure that houses are built to the requirements & specifications established by construction drawings, building codes, company, and clients.        

2.  Meet with the customers for a pre-construction meeting to answer questions, explain about the construction process, the final homeowner orientation process, and how to submit warranty requests after they have moved in.

3.  Work with the Production Coordinator during the pre-construction meeting to ensure that customers make their color selections in a timely manner. 

4.  Walk through each house daily.  Take overall responsibility for keeping sites clean and presentable during construction. Schedule municipal code inspections.

5.   Guide and direct field employees, trade contractors, and suppliers. 

6.   Inspect houses for quality workmanship.  Strive for no-defect construction.

7.  Order materials and supplies and schedule deliveries.  Inspect and verify all deliveries.

8.  Maintain schedules, within Building Software, on all houses daily.

9.  Conduct Framing Inspections prior to sheetrock and pre-closing homeowner orientation with customers at least 14 days
prior to closing.  Coordinate punch list work and see that the customer signs off on every item on the homeowner orientation form prior to closing.

10. Confirm all closing dates with the Director of Construction.

11. Provide proof of vehicle insurance bi-annually to the company and supply monthly mileage and mobile phone records

12. Schedule Construction Inspections with the Senior Builder and Director of Construction.

13. Pre-Pour Slab Inspection, Framing Inspection, and Final Inspection

14. Warranty Work- Assist the Warranty Coordinator as needed to address customer concerns, including incomplete items from construction period.

Education Requirements: 
A high school diploma is required. 

Experience: 
Minimum of one-year residential construction experience is preferred and on-the-job training provided
